  • FHA 203K Home Improvement and Rehab Loan
    • Used during a refinance or home purchase this loan allows you to borrow money, using only one loan, for both home improvements and home purchases.

  • REEL (Residential Energy Efficiency Loan)
    • Low-cost unsecured financing for home energy efficiency upgrades.

  • PACE (Property Assessed Clean Energy)
    • PACE loans are used to finance energy efficiency, renewable energy, and water conservation upgrades. The repayment of financing is included in the property tax bills.

  • Home Equity Line of Credit
    • A HELOC loan is simply a “home equity line” set up as a line of credit. Most HELOCs are second mortgages and can be used for any and all home improvements.

  • VA Rehabilitation and Construction Loans
    • Qualifying veterans can use a VA loan to buy and renovate their existing homes. Improvements such as room additions, kitchen and bath remodels, and home repairs qualify.

  • Mortgage Refinance
    • Low interest mortgage rates have given some homeowners the option to refinance their mortgage and free up extra cash, either through lower monthly mortgage payments or a “cash out” refinance in which they borrow against the equity in their home.

  • FHA Energy Efficient Mortgage
    • Like the name implies, an Energy Efficient Mortgage “EEM” allows you to finance home energy upgrades into your home loan. Home improvements such as new windows, high efficiency HVAC systems, insulation, and tankless water heaters qualify under this program. Most EEMs are completed using an FHA approved lender. There are also VA EEMs available if you have served in the military.
